Arrival & Departure
Weekly rentals are from Saturday after 3.00 pm to Saturday before 10.00 am. Short break arrivals are by arrangement.
Payment
A deposit of 25% of the total rental is payable at the time of booking, and the balance is due 6 weeks before your arrival date.

Cancellations
Your deposit will be refunded in full if you have to cancel your booking up to six weeks before your arrival date. If you have to cancel within six weeks of your arrival date, the following charges are payable by you if we are unable to re-let the holiday:
Within 6 weeks of arrival – No refund of deposit
Within 4 weeks of arrival – 50% of holiday cost
Within 2 weeks of arrival – 75% of holiday cost
Within 1 week of arrival – 100% of holiday cost
Accommodation
You and all members of your rental party agree to keep the accommodation and all furniture, fixtures and fittings in the same state of repair and condition as at the start of the holiday and to leave the accommodation clean and tidy. Any damage or breakages must be paid for. We reserve the right to charge for extra cleaning if the property is left excessively dirty or untidy.
The number of persons using the accommodation at any time must not exceed six, unless agreed in advance and in writing with the owner. Breach of this condition will terminate the contract without recompense to the tenant.
Well behaved dogs are allowed on the understanding that they are not left unattended in the property at any time, and are not allowed on the furniture or in the bedrooms. Dogs should be kept under control in the area surrounding the cottage, and not allowed to chase sheep. Please clean up after your dog, particularly in areas where children are likely to play.
No smoking inside the cottage.
The property owner or their representative shall be allowed access to the cottage at any reasonable time during the holiday. Electricity is included in the cost of the cottage, however we reserve the right to charge extra for excessive use of electricity.
